Need some home-owner feedback: My wonderful bungalow has an original 1930s dual-sided fireplace in the master bedroom/bathroom. It's a real focal point and a cool accent to the rooms. But it is 100% non-functioning. I'm presented with three options on how to move forward.

Option 1: Restore the chimney, $17-20K (soooo expensive, probably won't bring that much value to the house,

Option 2: Seal off one side of the chimney and use a firebox insert $9-10k (loses the cool dual element which is what I love about it),

Option 3: Demo the chimney down to the attic floor, creating some additional square footage in the second story for $2-3k (but chimney will be nonfunctioning permanently, might lower value of home to some degree?).
